The land around Green Cove Springs: what you should plan for

The ground around Green Cove Springs falls into two very different camps, and which one you’re standing on changes the whole approach to your site.

Deep sandy uplands: On the rolling ground, the sand runs deep and drains fast, sometimes too fast. Digging is easy. The catch is seepage, and the fact that once you strip the cover vegetation off a site like this, wind erosion becomes a real problem. Get your ground cover back or your stabilization in place promptly, because bare sand out here does not stay where you put it.

Plan the drainage first, not last.

Septic is a known problem here: This is not good septic ground. If you’re putting a system in on a rural parcel, expect the drain field to need more thought and more excavation than the easy digging would lead you to expect.

The river and the creek: Green Cove Springs sits on the west bank of the St. Johns, and the 100-year floodplain runs along the river on the east side of town and up Governors Creek to the north and west. The low ground south of Oak Street between the CSX tracks and US-17 sits below 10 feet of elevation. If your property is in that band, know your flood zone before you start moving dirt.
